What I Inspect

At Vigilant Home Inspections, I follow a detailed multi-point checklist (from Spectora, the
Home Inspection industries foremost software) to carefully evaluate your home and its systems.

After the inspection, I’ll walk you and your agent (if desired) through my findings, pointing out maintenance needs, recommended repairs, and any safety or system concerns. You’ll also receive a modern, comprehensive report—complete with photos, videos and detailed notes—delivered online in both desktop and mobile formats, making it easy to access anytime, anywhere. And printing a pdf is an easy option as well.

Roof & Exterior

The roof is one of the most costly and important structures. I will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.

Foundation & Structure

I will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.

Doors, Windows & Interior Spaces

I will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more. I will also check the condition of all interior spaces.

Electrical Systems

I will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.

Plumbing

I will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, water shut-off valves, and irrigation systems, if applicable, and look for leaks and other such flaws.

HVAC Systems

I will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units.

Attic, Insulation & Ventilation

I will examine the attic to ensure it is properly ventilated, check for mold and moisture, assess the level of insulation, and more.

Fireplace & Chimneys

Appliances

I will test and examine all major appliances like hot water heaters, dishwashers, refrigerators, freezers, and more.
